SWEET PEPPERS DELI ANNOUNCES NEWEST FRANCHISE IN GULFPORT

September 03, 2008

As Gustav leaves the Gulf Coast in much better condition than initially expected, Sweet Peppers Deli is proud to announce that its newest set of franchisees, David and Joyce Cadwallader, plan to open their first location of Sweet Peppers Deli in Gulfport, Mississippi.  The new location will be in Arcadian Plaza Shopping Center on Highway 49.  David and Joyce have become familiar faces in the restaurant industry of Gulfport, as David has held the prestigious position of General Manager at the Great Southern Club in Gulfport.  Over the past seven years he has been credited with much of the success the Great Southern has achieved both financially and on the service side of the operation including helping return it to pre-Katrina success levels.
Originally from England, the Cadwalladers became permanent US  residents approximately eight years ago.   David was then recruited by the Mississippi Management Dining Systems, Inc. where he began his tenure with the Great Southern Club.  With an opening date set towards the end of 2008 the Cadwalladers and the partners of Sweet Peppers Deli intend to build on the dynamic success the company has experienced.   “We are hands on type managers,” stated the Cadwalladers, “and we are excited about the opportunity to help develop the Sweet Peppers Deli concept here on the Mississippi Gulf Coast.  This community has been through so much in the past few years and we are happy to help with the revitalization of this area as it returns to its pre-Katrina state.”
The Cadwalladers both have a strong international background in Food and Beverage.  David, born in Reading, England, completed studies in Hospitality Management from Liverpool University where he then went on to join with Hilton International Hotels in London Park Lane.  He steadily worked his way into senior management, over his 16 year career with Hilton International holding positions in Thailand, Indonesia, Bali and independent hotels in Dubai and Ireland.  Joyce Cadwallader was born in Halifax, England and attended Huddersfied University where she studied Hotel and Catering Management.  She began working in the field in Switzerland then moved back to London where she also joined the Hilton International.  There she and David met and married in 1980 and began their foreign travels together.  While living in Bangkok, Thailand both of their daughters, Emily and Lucy, were born.  Joyce continued to work predominately in Food & Beverage but also worked in Sales and Banquet Catering as they moved to different international locals.
In 1997, Bernard Bean, John Bean, Myrrl Bean, Robin Fant and Robert Fort created the Sweet Peppers Deli concept.  There are currently thirteen Sweet Peppers Deli restaurants in Mississippi, Alabama and Tennessee.  Sweet Peppers Deli offers a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), wraps and scrumptious desserts in a unique atmosphere including neon signs, glass garage doors, patio dining, and free Wi-Fi.  By the end of 2008 there are plans to open more locations in Fort Mill, SC and Slidell, LA.  For more information please visit our website at www.sweetpeppersdeli.com.

October Opening Announced for Sweet Peppers in West Starkville

May 21, 2005

Sweet Peppers Deli Franchise Systems, LLC has announced plans to open a Sweet Peppers Deli restaurant concept on Highway 12 West in Starkville, MS. With successful locations in Columbus, Tupelo, and Memphis, TN and a franchised location in Hattiesburg, MS, the company is eager to expand to West Starkville. This will be the fifth company-owned Sweet Peppers Deli for the Columbus-based restaurant group.

"We are excited to have a second location opening in west Starkville," says Robin Fant, who created Starkville, MS dining favorite, Bulldog Deli, the inspiration for Sweet Peppers. "Given the positive economic climate and growth potential for Starkville and MSU, this location in west Starkville is a natural fit." Sweet Peppers Deli is scheduled to open in October of 2005 and will be located west of Stark Road in a new RMR Investments/MS Corporation shopping center development.

The Sweet Peppers Deli concept features a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), wraps, and LiteLine reduced calorie offerings presented in a relaxed, family-oriented atmosphere. Sweet Peppers Deli also offers an extensive catering menu for delivery, a great way to feed everybody for any event.

With a price range that hits between a $3 - $6 fast food meal and the $9 - $14 range of casual restaurants like Applebee's and Chili's, the cost for a fast-casual meal is very appealing. Also, with more and more Americans eating out, consumers are looking for dining options that offer the convenience of fast food with some of the service aspects found in casual concepts. Fast-casual provides the best of both.

Sweet Peppers Deli Franchise Systems represents over 20 years of experience in the food service industry, with six other successful restaurants among its partners. John, Bernard, and Myrrl Bean have created Harvey's restaurants in Columbus, Starkville and Tupelo, the Grill at Jackson Square in Columbus, and the Cotton District Grill in Starkville. Partner, Robin Fant created Starkville's Bulldog Deli, the prototype for Sweet Peppers Deli. Robert Fort, the remaining partner, has worked with the Bean family restaurants since 1985.

For the Sweet Peppers Deli Franchise Systems partners, the people factor is still the most important. "We want to make sure that as we grow we still maintain that personal touch that a lot of chains lose when they expand," says Fant. "That's the part that makes Peppers, Peppers."

Sweet Peppers Deli Opens First Franchise in Tennessee

June 08, 2004

Sweet Peppers Deli Franchise Systems announces the opening of a franchise Memphis, TN. The restaurant is the second franchise sold by north Mississippi-based Sweet Peppers Deli Franchise Systems, LLC, and the first in Tennessee. It was purchased by John Godwin, and Adam Paxton of Tupelo, Miss., and officially opened in late April.

"This is the first Sweet Peppers Deli to locate in a more urban market, and we are very excited about introducing it to the community," said William Stine, Regional Manager for the Memphis franchise-owners.

Sweet Peppers Deli features a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), and wraps presented in a unique atmosphere including neon signs, glass garage doors, and outdoor eating areas. The restaurant concept was created in 1997 by north Mississippi restaurateurs John, Bernard and Myrrl Bean and Robin Fant. Three successful company-owned delis in Columbus, Starkville and Tupelo, Miss. provided the prototypes for franchising the concept in other markets. The first franchise opened in Hattiesburg, Miss. in January.

Sweet Peppers Deli Franchise Systems represents over 20 years in the food service industry, with six other successful restaurants among their partners. The popularity of the company-owned delis prompted the group to consider franchising. The restaurant's potential was confirmed by independent consultants who placed Sweet Peppers Deli in the fastest growing restaurant category in the country - fast casual.

With a price range that falls between fast food & traditional casual restaurants like Applebee's and Chili's, the cost for a fast-casual meal is very appealing to customers. Also, with more Americans eating out, consumers are looking for dining options that offer the convenience of fast food with some of the service aspects found in casual concepts. Fast-casual provides the best of both. Sweet Peppers Deli offers a blend of counter and table service. Diners order from menu chalkboards at the front counter, but receive full service from a wait staff once they are seated. The result is a casual dining experience at a faster pace.

Sweet Peppers Deli is located in Cordova on Germantown Parkway, two miles from Wolfchase Galleria in Park Place shopping center.

April Opening Set for Memphis Sweet Peppers Deli

March 18, 2004

Sweet Peppers Deli Franchise Systems, LLC has announced plans to open a franchise in the Memphis area in mid-April. The franchise was purchased in May, 2003 by John P. Godwin, Adam Paxton and William Stine of Tupelo, MS.

The Memphis location is the second franchise sold by north Mississippi restaurateurs John, Bernard and Myrrl Bean and Robin Fant, who created Sweet Peppers Deli in 1997. Three successful company-owned delis in Columbus, Starkville and Tupelo, Miss. served as the prototype for franchising the concept. The first franchise was opened in Hattiesburg, Miss. in January.

"We are very excited to have a second franchise opening on the heels of the Hattiesburg store" says Fant, who created Starkville, Miss. dining favorite, Bulldog Deli, the inspiration for Sweet Peppers. "We learned a lot from the first franchise opening and are so pleased with how customers have responded during its first two months of operation. Of course, we are fine-tuning the process with each new franchise sold."

Sweet Peppers Deli features a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), and wraps presented in a unique atmosphere including neon signs, glass garage doors, and outdoor eating areas.

The Memphis franchise is located in a shopping center endcap on Germantown Parkway, two miles from the Wolfchase Galleria. Construction is in progress to give the location the Sweet Peppers Deli family-friendly "signature" style.

"An endcap is an ideal location for the franchise," says Bernard Bean, Director of Operations. "It offers great customer traffic and visibility, without the added cost of building a stand-alone structure. We're looking for locations like this in areas that are growing in population and economic development. Plus, being close to Wolfchase Galleria provides added retail consumer traffic."

Godwin and his partners have been involved in planning and preparations for the last few months, and are confident the restaurant will attract the Memphis market. "Sweet Peppers Deli is a proven success," he said. "We saw this as a tremendous opportunity, not only to own our own business, but to work with some great people. We've had the chance to work directly with John, Robin and Bernard each step of the way, which allows us to really benefit from their experience."

The Peppers team begins working with a franchise owner 120 days before a projected opening date, and continue to work closely through the first month of operation. Training for store owners and managers includes a month-long stint at one of the company-owned delis. An on-site training team also helps new owners train employees and ensure a successful opening.

Potential Sweet Peppers Deli franchisees are required to pay a $25,000 franchise fee, and need about $200,000 to $300,000 of their own capital to get started. Location options range from $600,000 for a strip shopping center restaurant to approximately $1.5 million for a freestanding store.

Sweet Peppers Deli Opens First Franchise

February 23, 2004

Sweet Peppers Deli Franchise Systems, LLC announces the opening of its first franchise in Hattiesburg, Miss. The franchise was purchased in February, 2003 by Beth and Clark Callahan of Starkville, Miss., and opened in mid January.

Sweet Peppers Deli was created in 1997 by north Mississippi restaurateurs John, Bernard and Myrrl Bean and Robin Fant. Three successful company-owned delis in Columbus, Starkville and Tupelo, Miss. provided the prototypes for franchising the concept in other markets.

"We were very pleased with how our customers responded to the Sweet Peppers Deli menu and relaxed atmosphere," says Fant, who created Starkville dining favorite, Bulldog Deli, the inspiration for Sweet Peppers. "After talking with different restaurant consultants, we decided to take the next step and franchise. We are very proud of this company milestone, and couldn't be more pleased to be working with Beth and Clark."

The Callahan's have over 27 years of experience in the food service industry including food service sales, fast food, and catering. Clark Callahan met the Beans and Fant while working as a food service sales representative for Sweet Peppers Deli, as well as their other restaurants: Harveys in Columbus, Starkville and Tupelo, the Cotton District Grill in Starkville, and the Grill at Jackson Square in Columbus.

"My decision to buy a Sweet Peppers Deli franchise was based on my experience with them as honest, forthright people, and my knowledge of the concept's proven success," says Callahan.

After purchasing the franchise, the Callahan's moved to Hattiesburg in June, 2003 to begin the search for a restaurant location. They chose the site on Hardy Street in the Oak Grove community based on demographic and traffic pattern research, as well as it's proximity to the University of Southern Mississippi and Turtle Creek Mall, a major Hattiesburg shopping destination.

"We felt that a location close to the mall and USM would provide us with extra traffic from students and families as well," says Callahan. "One of the things that attracted us to Sweet Peppers Deli was that it offers really quality food at a bit of a faster pace than some of the casual dining options. Plus, it's priced so that it's very affordable for families."

Sweet Peppers Deli features a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), and wraps presented in a unique atmosphere including neon signs, glass garage doors, and outdoor eating areas.

Prior to the restaurant opening, the Callahan's and their management staff underwent extensive training with the Sweet Peppers Deli corporate office, including a month-long stint at one of the company-owned delis. In addition, they received several hundred pages of guidelines and store start-up checklists to aid in creating a successful restaurant. An experienced training team was provided to train new employees on-site and helped in the restaurant opening.

"We feel that training is the key to helping our new franchise owners be successful and to maintaining the commitment to quality and customer service that makes Peppers, Peppers," says Fant.

Sweet Peppers Deli Franchise Systems has also sold franchises in Memphis, Tenn., and Little Rock, Ark., with Memphis due to open this summer.

Northeast Mississippi Restauranteurs Announce Plans to Franchise

January 15, 2004

Sweet Peppers Deli Franchise Systems, LLC has announced plans to franchise the Sweet Peppers Deli restaurant concept. With two successful locations in Columbus and Tupelo, and a streamlined Sweet Peppers Express recently opened in the Tupelo Mall at Barnes Crossing, the company is eager to expand.

The Sweet Peppers Deli concept features a menu of salads, soups, signature sandwiches, panini (Italian pressed sandwiches), and wraps presented in a relaxed, family-oriented atmosphere. According to Paul Stewart, a Dallas-based franchise consultant working with the Peppers team, the concept's potential for franchising success lies partly in the infrastructure, restaurant expertise, and commitment to customer service already practiced by the company.

Sweet Peppers Deli Franchise Systems represents over 20 years of experience in the food service industry, with six other successful restaurants among its partners. John, Bernard, and Myrrl Bean have created Harveys restaurants in Columbus, Starkville and Tupelo, the Grill at Jackson Square in Columbus, and the Cotton District Grill in Starkville. Partner, Robin Fant created Starkville's Bulldog Deli, the prototype for Sweet Peppers Deli. Robert Fort, the remaining partner, has worked with the Bean family restaurants since 1985.

In the mid-1990s, both the Beans and Fant were looking independently to expand. They decided to pool their resources, and opened the first Sweet Peppers Deli in Columbus in 1997. After the successful opening of a second location in 2000, the partners began to recognize the concept's potential.

"We decided it was time to take the company to the next level," says managing partner John Bean. "We have been very pleased with how our customers have responded to the Sweet Peppers Deli concept, and felt it could be marketed to a national audience."

The restaurant's potential was confirmed by independent consultants who placed the deli concept in the fastest growing restaurant category in the country -- fast-casual. With a price range that hits between a $3 -$6 fast food meal and the $9 - $14 range of casual restaurants like Applebee's and Chili's, the cost for a fast-casual meal is very appealing. Also, with more and more Americans eating out, consumers are looking for dining options that offer the convenience of fast food with some of the service aspects found in casual concepts. Fast-casual provides the best of both.

"With Bulldog Deli, we were totally counter-service," says Fant. "With Peppers, we changed the concept to offer a blend of counter and table service. Customers order from the counter, but once they sit down, it's completely full-service. The result is a casual dining experience at a little bit of a faster pace."

Stewart says that another aspect of Peppers' appeal is that they have developed an atmosphere that makes eating food an enjoyable experience -- something that's very important in the fast-casual market. The restaurant's "signature" wood and glass garage doors, fun music, and colorful interiors contribute to a great experience for the customers.

Stewart, who has helped more than 250 emerging franchises in the past 30 years, has signed on to work with the Peppers team for the next three years. He has helped them in creating franchise documents and in establishing an organizational structure to provide quality control, training, and support to potential franchisees.

"We're committed to seeing our franchisees succeed," says Bean. "We are interested in finding long-term partners. So, we're taking the time to do it right on the front end to make sure we have the support services in place to make it work for everyone."

Potential franchisees are required to pay a $25,000 franchise fee, and need about $200,000 to $300,000 of their own capital to get started. Location options range from $600,000 for a strip shopping center restaurant to approximately $1.5 million for a freestanding store. The Peppers team will begin work with a franchise owner 120 days before a projected opening date, and continue working closely with them through the first month of operation. They will also provide various support services, training and quality control throughout the life of the restaurant.

For the Sweet Peppers Deli Franchise Systems partners, the people factor is still the most important. "We want to make sure that as we grow we still maintain that personal touch that a lot of chains lose when they expand," says Fant. "That's the part that makes Peppers, Peppers."

The company has already begun recruiting, and has potential franchise leads in Hattiesburg and Southaven, MS, Memphis, TN, Florence, AL, Houston, TX and in the Carolinas, Florida and Missouri.
